Commercial refrigerator not cooling: the quick answer
When a commercial fridge or freezer stops cooling, the cause is usually one of five things: dirty or clogged condenser coils, a failed evaporator or condenser fan, a stuck defrost cycle, a worn door gasket leaking cold air, or a compressor starting to fail. Before touching any part, check the basics: is the thermostat set correctly, and are the condenser coils clean?
Why is the fridge running but not cold?
The number one cause in commercial kitchens is a dirty condenser. Grease and dust blanket the coil until it cannot reject heat, cooling drops slowly over weeks, and the compressor overheats. Clean the condenser coil and check the condenser fan motor is running — a dead fan gives the same symptom.
Why is there ice building up inside?
Ice on the evaporator means the defrost cycle is not working. The defrost timer or defrost heater is the usual suspect. A thick ice blanket blocks airflow completely, so the cabinet warms even though the compressor never stops. A stuck timer is one of the cheapest fixes in refrigeration.
Why is one section colder than the other?
Uneven cooling points to the evaporator fan. If the evaporator fan motor or its blade is weak, cold air never reaches the far end of the cabinet. Listen for the fan — silence or a grinding noise means it needs attention, not the compressor.
Why does the compressor keep clicking but never start?
A rapid click-click-click sound usually means the compressor start relay has failed. The relay tries to kick the compressor, fails, and resets. Replacing the relay is inexpensive compared with a compressor — always test it before assuming the worst.
Why does the door area sweat and food spoil fast?
Torn or compressed door gaskets leak cold air around the clock. The unit runs constantly, never reaches temperature, and compresses the lifespan of the compressor. Inspect the gasket for gaps using a paper strip: if it slides out easily with the door shut, the gasket is due for replacement.
